This is the check a pro radio show checker pro Joe has assembled a team of pre-qualified home service contractors to bring you the latest in services products and techniques now here's your host the man with a hard hat and tool belt check a pro Joe this is a fun subject everybody we're going to talk about home inspection today with an expert in home inspection John Bowley's joining me from San Diego and he's got a great home inspection company he's been doing this for a very long time John welcome to the show alright thank you it is so great to have you here so our listeners want to know what your why is what gets you up in the morning what motivates you how long have you been doing this for your customers well I think the first thing is you got to like what you do that's my why I like inspections I like helping people and I think if you can help a person making the biggest purchase in the world they're going to make is buying a home you know that's one of the biggest purchases so you have to look at it as and put yourself in their shoes and say hey I'm going to do this and I'm going to help this guy know the mechanics of the home because every home is different you might get lipstick on a pig I don't want to be that person I was that person that's how I got in the business and I think it's really important that every homeowner know where to turn the water off know where to turn the electric off know the components of the home so when they go there if guys away on a business trip mom knows what to do in case of an emergency and that's my big why yeah so you really don't mind that potential buyer walking around the property with you so you can educate them as you're doing your inspection I encourage it I encourage both buyers you know husband and wife couples attend the inspection if you're not there you're not going to know what you're buying you need to know all the components there again So what I do with a lot of them I'll give them little tags once for the water ones for the electrical and they tagged those areas now they know where it is that way they're safer because gas goes boom you need to turn the gas off in case earthquake or propane tank in case of fires so you really need to know the importance of the home inspection and I think that's one of the big 3:30 to utilities you know that's so important so many people just check the box off of the home purchase buying list for instance we need a mortgage we need insurance we need to have it inspected I'm sure many people don't want to be bothered going through the inspection process well I get that all the time I get people from out of the country and So what we do because I use some sophisticated software I can actually video parts of the inspection and give that to them in the report so that way if they're farther away they can have a little clip of say a leaky pipe and it shows where it's at in the kitchen underneath the house anywhere I go and I find a problem I could take a picture and a video and it's integrated in our report system that helps people understand yeah that is fantastic how many decades have you been doing this I'm sure you've been doing this a long time well I started in 2000 and I started in Honolulu HI and I was a real estate appraiser and then I was at some different properties and I was in apprentice and then I’ve seen the home inspection I grew up as a in a family full plumbers and I didn't want to be a plumber sorry dad but I learned the trade but then I wanted to use my brain and then I found home inspections that I found commercial building inspections that I found safety inspections and there's a whole gambit of types of inspections you can do and we do residential commercial warehouses health care facilities and you just have to keep climbing up the ladder home inspections are really important so are other types of inspections such as commercial hotels swimming pools spas sewer inspections there's a number of things that we do mold inspections John covers the greater San Diego CA area list some of the major areas around San Diego you cover well Delmar Solana Beach La Jolla Rancho Santa Fe I do a lot of the professional ballplayers that when the chargers were here was still a lot of charge players the Damian Thomas I just did the guy that owns lime...
