Didn’t finish the book 
I stopped listening after:
‘..unlike shares or bonds, one can use leverage or borrowed money, to buy this asset class (real estate)’.
If the author doesn’t know anything about: Making acquisitions with borrowed funds. Partnering with other investors on deals, or margin loans, they shouldn’t be giving financial advice.
He doesn’t understand leveraging OPM, which is what the whole book is about
